United Lands, the developer, has proposed the addition of five detached homes and a condo road on 1.3 acres of vacant land at 1667 Sunningdale Bend in Mississauga’s Clarkson-Lorne Park neighborhood.
During a meeting on Tuesday, June 25, the city’s planning and development committee unanimously approved the proposal, which was supported by local councillor Alvin Tedjo. He emphasized that the development aligns with the city’s vision and doesn’t deviate from the area’s character.
Mississauga’s planning staff recommended council’s approval, describing the project as “sensitive development” that respects the surrounding neighborhood. The developer adjusted the initial plans, reducing building heights and lot sizes to better integrate with the existing environment.
Following adjustments, the proposed development will feature maximum building heights of 9.5 meters for sloped roofs and 7.7 meters for flat-roof units. Additionally, two lots were made smaller, and a natural area was extended.
At the meeting, resident David Porter expressed a preference for four larger lots instead of five, advocating for greater consistency with existing neighborhood standards. Sue Shanly from the Meadow Wood-Rattray Ratepayers Association echoed concerns about building heights and lot density.
The development borders detached homes along Sunningdale Bend and Meadow Wood Road, near Sheridan Creek and Clarkson Public School. The project includes plans to cut down 37 healthy trees and 13 in poor condition, while preserving approximately 50 trees based on an arborist report commissioned by the developer.
This development at 1667 Sunningdale Bend represents one of three ongoing projects in Ward 2, alongside a townhouse project at 2620 Chalkwell Close and a larger redevelopment proposal involving residential units and commercial space.
