The proposal, spearheaded by Landeal and designed by RAW Design, outlines four residential buildings of varying heights. Initial plans include a 10-storey building along Dundas St. E., with additional towers rising to 16, 24, and 25 storeys atop a four-storey podium on the northern portion of the site. Commercial spaces are proposed at street level, alongside a new east-west public road along the northern property line.
Currently in the pre-submission phase, the proposal was introduced to the community on June 4 and will undergo further city review once formally submitted. The development aims to include 908 residential units, comprising 14 townhouses, 319 one-bedroom, 522 two-bedroom, and 53 three-bedroom suites. It also plans for 662 parking spots and a number of bicycle parking spaces.
Landeal’s acquisition of the 2.9-acre site in 2023 positions it close to the Toronto border, offering convenient access to the planned BRT route along Dundas and proximity to amenities like Mimico GO station, Humber College, Sherway Gardens, highways, schools, and Markwood Golf Club. The site was approved for commercial and mid-rise residential development in 2022, as per Landeal’s website.
