According to a report dated June 5, Mississauga’s planning staff have expressed reservations about Dunpar’s proposal to construct 180 back-to-back townhouses at 2620 Chalkwell Close in the Clarkson-Lorne Park neighborhood. They argue that the current proposal, which includes requests for reduced setbacks and landscape buffers compared to existing regulations, would have adverse effects on neighboring properties.
The city’s planning committee is being advised by staff to reject the proposed changes to zoning bylaws at their meeting on Tuesday, June 25. However, they suggest that the part of the application seeking to change the property from low to medium density residential use should be approved.
Local councillor Alvin Tedjo supports the staff’s recommendations, emphasizing the need for responsible housing development that aligns with city policies and addresses community concerns.
Dunpar, represented by planning consultants Glen Schnarr and Associates Inc. (GSAI), argues in their submission that the proposed amendments aim to create a development more fitting to the area’s context than current policies allow. They emphasize efficient land use and infrastructure planning in their design.
The proposed development is on the site of the former Elmcrest Public School, demolished in 2021. The five-acre vacant property borders single-detached homes on Chalkwell Close.
Dunpar plans to build a retaining wall and visitor parking spaces near Sandgate Park, a city-owned green space north of the site, which has raised concerns about impacts on the park.
If the proposal is rejected by the planning committee, Dunpar retains the option to appeal to the Ontario Land Tribunal, which resolves disputes between developers and municipalities.
Meanwhile, another development proposal for five detached dwellings at 1667 Sunningdale Bend, approximately 4.5 kilometers east of 2620 Chalkwell Close, is recommended for approval by city staff.
The planning meeting is scheduled to commence at 6 p.m. in Mississauga council chambers on Tuesday.
